Why do they consider it home staging? Because it is getting your home in the best possible light to sell. It is creating the perfect image and getting a quick sell. It is as simple as rearranging you furniture, adding some paint, getting the colors and the lighting perfect and creating a look that is inviting.

Why stage your home?

The simple reason is to sell the home faster and for a higher price. Staging your home gives you the edge on a sluggish market and a higher selling price. When potential buyers view a home first impressions are everything and you must make the first impression a lasting one.

A staged home shows better on the internet as well and on video tours. With the Internet being the strongest means of shopping for a home, making the virtual tour a lasting impression is necessary.

Tips for Staging your Home

Go from room to room in your home. You should feel a natural flow. Try to have a neutral color running throughout the home. Avoid bright and bold colors. You want the feel to be warm and calming.

Clean the Carpets

Furniture. This is where you can make a dramatic effect on a room. Rearrange the furniture for a more stylish look. Free up space and have a new living space that is enticing. You may also want to reduce the amount of furniture.

You may even consider renting a few pieces of updated furniture to have the look and feel upscaled.

Clear all closets and storage areas.
Tidy up all clutter, your bookcases, shelves, countertops, etc.
Deoderize the home. Use fresheners, clean carpets, bake chocolate chip cookies, etc.
Sweep out the furnace and laundry room and clear all cobwebs. When the furnace looks cleaner it will have the appearance of being newer.
Make any repairs to the home that need to be done.
In each room place fresh or silk flowers.Kitchen:
Display bowls of colorful fruit.
Revive the finish of the cabinets by applying oil.
Switch your cabinet fixtures for modern fixtures
Clear everything off the countertops, clean the cabinets, polish all appliances.
Remove any magnets on the fridge
Set the table with place mats, place settings and napkins Bathroom
Display thick, luxurious towels
Fill baskets with scented lotions and soaps
Have a plug in air freshener
Remove all shampoos form the tub and toothbrushes from the counter Bedroom
Clear all of your night stands and dressers. Make an interesting scene with a book or nick nacks or pictures.


Place flower pots on the decks, patios and entranceways
Set the table with colorful picnic wear
Power wash the house exterior, walkway and patios
Paint to freshen up doors and porches
Weed and landscape

Ask your real estate agent to help. Real estate agents are masters in the niche of staging. It may be a bit difficult for a stranger to tell you how your home should look, but they are the experts, trust their experience. Many people are surprised at the difference in their home and the quickness of a sale with staging.
